About Me

Charlie Kriegel is a nationally recognized real estate executive, Build-to-Rent (BTR) strategist, and trusted advisor to institutional capital partners, developers, and family offices deploying capital across Texas. He is the Founder, CEO, and Owner of WinHill Advisors – Kirby, a full-service investment real estate brokerage and advisory firm specializing in land acquisition, entitlement strategy, and large-scale residential development.

Since 2004, Charlie has advised high-net-worth investors, regional banks, and institutional groups on the acquisition, structuring, and disposition of investment-grade real estate, with a particular focus on Build-to-Rent communities, single-family rental portfolios, and master-planned residential developments. His work spans Houston, Dallas-Fort Worth, San Antonio, Austin, and emerging Texas growth corridors, where he is frequently engaged at the earliest stages of land sourcing, feasibility analysis, and capital deployment.

Charlie is known for his ability to bridge the gap between capital markets, land strategy, and execution, helping investors evaluate projects through the lens of yield, scalability, and long-term operational efficiency. His advisory work includes underwriting BTR vs. build-for-sale strategies, structuring phased developments, navigating municipal approvals, and aligning developers with institutional buyers seeking repeatable, institutional-grade housing solutions.

In addition to his advisory and brokerage leadership, Charlie is the author of Build-to-Rent: A How-To Guide for the Institutional Investor, published by Forbes, and has been featured on HGTV’s Designing Spaces for his expertise in BTR communities and housing innovation. He previously served as President of FIABCI and as a board member of the Houston Association of Realtors’ International Advisory Group, contributing to policy, global investment dialogue, and market expansion initiatives.

Outside of his professional work, Charlie enjoys traveling, cooking, restoring vintage properties, mentoring emerging real estate professionals, recording his investment podcast, and spending time with his wife, Vanessa, and their French Bulldog and beloved office mascot, Winston.
